In the wake of the pandemic, supply chain issues and labor shortages resulted in a historic inventory squeeze on new construction. However, as those constraints begin to ease, the number of new homes on the market is stabilizing, slowly returning to normal levels. According to Cyndy Salgado, executive vice president with @properties Development Group, which handles sales and marketing for residential developments nationwide, the stage is currently set for more new construction to hit the market, with a healthy pipeline of projects that will continue to deliver into 2023 and beyond. Here is a window into new homes currently on the market in Chicagoland.
Citrix Group has recently broken ground on The Views, a new-construction development featuring 28 townhomes within the storied Geneva National community just outside Lake Geneva, Wisconsin. @properties Development Group is the exclusive sales and marketing firm for the project. It has been several years since new construction has taken place within Geneva National, and residents of The Views will not only enjoy the community’s extensive amenities, but also the high-end finishes, modern interiors, and seamless architecture of these new homes.
Townhomes are each 4,636 square feet and available in three- or four-bedroom layouts, with a two-and-a-half or three-car garage that will also accommodate a golf cart. Jiji Mathew, founder and CEO of Citrix Group, is looking to execute a modern design style, while still honoring the area’s existing architecture. The exterior of the homes will have a similar feel to current structures in the area, while interiors will have a fresh look with updated fixtures, white oak floors, glass fireplaces, Italian soaking tubs, and two-story oversized windows providing ample amounts of natural light.
A historic drought of for-sale new construction activity over the past 15 years has made it challenging for buyers to find new homes in Chicago, especially in the city. However, @properties Development Group has always been a leader in area new home sales, and three of its current offerings – Alcove Wicker Park, 1400 Monroe in the West Loop, and Wolfram18 in Lakeview – provide luxury options in some of the Windy City’s most coveted neighborhoods.
“Over the past two years, as the price gap between new construction and resale has narrowed, the value proposition for these new homes has become very attractive,” said Cyndy Salgado, executive vice president of development sales for @properties Development Group. “Whether you’re looking for the quintessential urban condominium with city views and nightlife, or a single-family home near parks and schools, these developments suit a variety of lifestyles.”
What makes a house a home? It depends on who you ask.
For some of us, it’s shiny new appliances and a full slate of amenities that serve as an extension of the home. For others, it might be a home with vintage charm or an established neighborhood with a quaint downtown.
