How to use social media to market your home

Did you know that 79% of internet users in the U.S. actively use Facebook? It stands to reason that using social media to spread the word about your real estate endeavors can go a long way.

Think about it. Chances are the buyer and seller of the same property will have similar interests. After all, they were drawn to the same neighborhood, features and amenities. And while it’s unlikely they know each other personally, it’s a lot more likely that they’re somehow connected to each other through their networks.

The six degrees of separation theory is especially true when it comes to social media. That’s one of the reasons why @properties uses platforms like Facebook, Twitter, Instagram, Snapchat and Pinterest as marketing tools.

Post photos and a link to your home’s listing page

Use social media channels like Facebook, Instagram and Twitter to promote your home’s for-sale status.

Virality expert and entrepreneur Emerson Spartz suggests adding an element of humor, nostalgia or emotion to your post to make it more engaging and to establish an emotional connection with those in your sphere.

Keep in mind engagement is important because it increases the visibility of a post, particularly on Facebook.

Use hashtags

Hashtags are an easy way to follow a conversation and target a specific audience on social media.

When you post a link or share photos of your home, use hashtags like #HomeForSale #JustListed #HouseHunting and #[YourNeighborhood] to reach people beyond your existing network.

Ask your broker to create a listing video that can be shared on social

Video is essential to your home-marketing strategy for a number of reasons, not the least of which is that it showcases your home and surrounding neighborhood in a more dynamic way.

It’s also an effective way to captivate prospective buyers on social media, while giving them the opportunity to tour your home online before seeing it in person.

Create a social media strategy

Work with your broker to create a social media strategy that includes amplifying each other’s marketing efforts (i.e. sharing or cross-promoting content to generate more exposure).
